A small ruin with a decent sized plot of land close to a typical white washed village in the Alpujarras within striking distance of airport and coast. Water is available and electricity not far off.

This ruin is located within walking distance of the delightful little town of Instincion which has a range of shops, bars and restaurants, and is just 40 minutes drive from the airport and 35 minutes of the coastal resorts.

The land consists of two parts: a lower flat area of just over 3000m2 alongside the river and which is planted up with a variety of fruit trees; and a number of flat terraces leading up from this to the property. The property is south facing and has superb views over the orange groves, down the valley and across to Instincion and the Sierra de Gador.

Abundant irrigation water (fine for everything apart from drinking) is available from a pipe that runs along the edge of the land. The closest electricity is directly across the valley approx. 500m from the property and should be relatively cheap to connect. Access is currently via a dirt track, however the local council has a project signed off to tarmac a good proportion of this.

The existing structure is little more than four walls, some caves and a pile of rubble which marks the footings of an outbuilding. The catastral shows the property to be 45m2 in size but it has still to be measured by the town architect and inscribed in the land registry – as the property is obviously more than 100 years old, this should present no problem.

From our measurements, the main section is approximately 36m2 with a covered porch on the front of 25m2, an outbuilding to the side of 15m2 and three caves to the rear totalling 19m2. As the caves can be expanded to provide additional accommodation we believe that it would be possible to ‘reform’ the property to create a new build of between 70 and 75m2 retaining the covered terrace along the front. Allow in the region of €750 to €1000 per m2 constructed to get a builder in to do this for you.

This would make an ideal property for someone who is looking for a bit of rural tranquillity yet within walking distance of amenities and striking distance of the coast and airport.
