Selling your property in Almeria, Spain
Yes we would love the opportunity to sell your property. We spend over half of our income on advertising and will also push your property through our network of agents making sure that it gets the maximum visibility.
However, we do have a number of criteria that must be fulfilled before we will take on any new property:
- It must be legal. If paperwork needs regularising before sale, get it done first and then market your property.
- All legal owners of the property must be in agreement to sell it.
- It must be the sort of property that our clients would be interested in. I am afraid that we get little call for apartments that have no terrace or outside space.
- It must be at a reasonable or attractive price. We will give you a valuation upon viewing the property. If you will only accept significantly more than our valuation, then we will not be able to help you. Similarly, there is little point us taking on something that is equivalent to a property that is already on our books but at a higher price.
- We must be able to gain access to the property easily and often at short notice. If you don't live in the property full time, then we will need either a set of keys or the contact details of a reliable local key holder.
- We will not take on a property if it is available elsewhere at a lower price !
Given that these criteria are met, we will need:

- To arrange a time to view the property. We insist on seeing every property that we list and in taking our own photographs - we will of course use your photos if they are better than ours.
- To see a copy of the ‘Escritura’ (Title Deed). This document contains important information on the ownership of the property and a description of its main characteristics. If you don’t have a copy then you should ask your lawyer or the Notary where the deed was signed to provide you with one.
- For all legal owners of the property to sign a mediation contract with us.
for off-plan properties,
- To see a copy of the Private Purchase Contract.
- A copy of the floor plans.
- Any marketing materials that you were provided with when you purchased the property.
